Listing features in this section are included in both of our BASIC & PREMIUM listing packages.

Maintain Full Control Of Your Sale

Our flat fee listing program allows you to maintain full control and accountability of your listing. It is your responsibility to maintain the accuracy of your listing data, which includes any changes in selling status. You will also handle your own showing arrangements, offer negotiations, escrow, settlement and closing details.

Retain Your Right To Sell By Owner

Under our flat fee program, you retain your right to sell your home “By Owner”. You are not obligated to sell your property through the Realtor’s MLS (where you offer a buyer’s agent commission). You may sell your property outside of the MLS system to anyone you like. Please see “Buyer Agent Commission Offering” below for more details.

Canceling Your Listing

You may cancel your MLS listing with us at any time, as long as your listing is currently active and there are no offers being negotiated at the time. To exercise your right to cancel, simply log into your account and select “Change Listing Status”. Here you can cancel your listing with a click of your mouse button. Your listing will then be canceled from our system and from the MLS system within 1 business day. Should you wish to pause your listing for a time, we can also help you do this-just submit the request. You can pause and restart your listing free of charge.

Listed On The Realtor’s MLS

Your listing is submitted to the applicable Realtors MLS system for your area. There are two MLS systems offered. The Wasatch Front Regional MLS System and the Washington County MLS. You can list your property on either MLS system, or be on both for an additional $100.

In addition to MLS advertising, your listing will also be submitted through the Realtor’s IDX listing distribution system. Your listing will appear on many additional sites throughout your local area and the world.

Your Name & Phone Number On The MLS

You’re the contact on the MLS. Your name and number appear on the MLS as the direct contact for real estate agents looking to set up an appointment. The public side of the MLS system only shows the listing agents name and contact information. When a potential buyer without an agent calls our office to set up an appointment to see your home, we provide them with your name and phone number with instructions to contact you directly to get any questions answered and to see the home.

Open House Advertising On MLS

Post your Open House dates and times to the MLS through our service. You conduct your own Open House and experience better exposure through Open House advertising on the MLS. This is a recent feature that most MLS systems are now employing. It is bringing rave reviews and successful results! This service is included at no additional cost. When submitting Open House times, you must allow 3 days advanced notice in order to ensure publication on the MLS.

Edit Any Aspect Of Your Listing

You can edit any aspect of your listing data as often as you like. Modifications are accomplished through your online account. When you submit for a change through the system, the change or changes will be made within 24 hours, Monday through Friday until 6 pm and Saturday until 2 pm. When the change has been made, you will receive a confirmation email letting you know your listing has been updated per your request.

Add Or Replace Photos

You can add or replace photos as often as you like. Modifications are EASILY accomplished through your online account. When you submit for a change through the system, the change or changes will be made within 24 hours, Monday Through Friday until 6 pm and Saturday until 2 pm. When the change has been made, you will receive a confirmation email letting you know your listing has been updated per your request.

Buyer-Agent Commission Offering Is Your Choice

As per MLS requirement, the Seller must offer a buyer-broker commission to any agent who brings a ready, willing and able buyer who places an offer that is accepted and closes under the Seller’s agreed upon price and terms. The amount of compensation offered to a buyer’s agent is completely up to YOU.
The typical commission offered across the MLS is 3%. If you were to offer a 3% commission, 2.85% would be paid to the buyer’s agent and .15% would be paid to Intermountain Properties as a transaction fee-for a total of 3%. If there is no buyer’s agent involved, the seller would save the 2.85% commission and only pay the .15% transaction fee to Intermountain Properties.
